Enhance Your Home Evaluation

A professional appraiser who is either licensed or certified by the appropriate agency completes a home appraisal. The appraiser visits the home, examines it, checks comparable homes in the area and then gives a professional analysis and opinion of the property's value. Appraisals are obtained for several reasons, the most common being the need to get a home's value when buying or selling. Because your home's condition will be an important factor in an appraisal, there are several steps to take to get the best result.


Instructions


1. Paint your home's interior and exterior, as it can make a huge difference in your property's appearance. If painting the entire exterior of the house is not an option, consider painting the front door, trim and shutters. Paint interior areas such as cabinetry, trim, walls and doors.


2. Do repairs inside and out. Repair or replace any screens, windows, gutters and trim that are damaged. Consider replacing the front door handle and locks. Replace porch lights and house numbers to add a new look. Repair any cracks in walls, trim or ceilings. Check cabinetry, doors, faucets and floors for damages that you can fix.


3. Make sure the lawn is watered, mowed and edged, with no weeds visible. Also weed and maintain the curbside along your property. Improve the look of the outside area by doing inexpensive landscaping. Consider adding several plants or a plant bed. Place stone or bark in small areas, or simply add a few colorful flowers.


4. Give your home a thorough cleaning so it looks well maintained. Wash all windows inside and out. Pressure-wash the outside of the house, roof, driveway and any walkways. Remove all trash, debris and any obtrusive objects outside. Clean the entire inside of your home, including fans, fixtures, carpets and appliances. Be sure to remove all stains from flooring or walls. Get rid of any unpleasant odors that may be present, and remove all clutter inside.


5. Replace the old with new. Consider making minor changes to improve your home's look. Simply replace drawer and cabinet knobs in the kitchen and bathrooms. Install new or additional lighting in the kitchen. Paint cabinets a fresh, new color.
